Vision Heights – A True Integrated Township for All Ages at Rajahmundry, AP, India
Vision Heights – A Special World in 50 acres – “A True Integrated Township for all Ages”
“Vision Heights” is a concept more than a gated community. It is a passion of a few engineers who come from various experiences locally and internationally to create a truly integrated township in their home land where they hail from. It is a tribute to their “Home Land” to create a community that will last for years to come.

Evolution
Evolution of the concept was done after extensive research on quite a few gated communities that have come up during the last 7 – 8 years across south India. The success factors of some of the best township that have been created, the inhibiting factors of the projects that are still struggling to bring residents into the townships were studied by the core team from Vision. While the local study is important to understand what is missing or Gap in the current models, the team also studied various communities in the USA, Singapore, UK and other developed places to understand sustainability of these townships. Some of our findings are:
1. The words “Integrated” , “Townships” are very loosely used and they don’t mean to the fullest extent of living in the “Township” where all the basic facilities are “Fully Integrated”. Hence they are merely “Gated Communities” but not “Integrated Townships” Essential Elements of a township:
a. Residences
b. Basic facilities –
i. School
ii. Hospital
iii. Departmental Stores for day to day needs
iv. Entertainment and Health related amenities
c. Infrastructure to enhance life style
i. Clean, Green and Wide roads
ii. Safe and Secure Community
iii. Clean Water, etc
2. “Indian Culture” and evolution of “Indian societies” is missing in most of our townships. These townships seem to be just replicas of western culture where the independent families are widely accepted while Indian culture and societies are “Patriarchal and Joint Families” in nature. The essential elements of Indian Societies are:
a. Head of the House Hold – 1st Generation b. Young and Middle Age children – 2nd Generation c. Grand Children – 3rd Generation and the future of the country d. Guests
3. To create all these kinds of facilities in a township requires large land bank. Due to high cost of land inside the city, we are left with going away to the suburbs of the city is the only option. Even after going to suburbs, due to the current models of making plots and selling them as investment vehicles in India, the land bank on the roads where there is good connectivity is hard to get by. So sometimes we would have to go far from the city to create these townships at a reasonable cost. When we go away from the city it is even more important to create the “Integration” of all basic facilities as mentioned above.
Methodology and Approach
Our approach has been very systematic to derive the concept before the final product mix is defined for the entire township. The following methodology was employed while working on conceptualizing this project.
1. Define the “Need Hierarchy” 2. Product Mix Definition 3. Financial Viability of the project 4. Final Product Mix Design
In an effort to define the above steps, the first important thing is to understand the customer needs, which is step #1. For that to be achieved, we have followed the below mentioned approach.
1. Primary Research: Primary research is to directly speak to the customer and get the inputs. For this to be effectively achieved a professional third party organization was required. For this IMRB International (www.imrbint.com) was employed to test the theory and get direct feedback from the customer on the product, price and place factors.
2. Secondary Research: Secondary research was done by our own organization by talking to various types of users such as local developers, suppliers, some sample customers, working class people such as masons, carpenters, plumbers, etc
Concept and Master Plan
With the above mentioned evolution and the research to support the project a final concept was arrived at. During the research it was very obvious that the theme of Joint Family system, Patriarchal societies was an important ingredient of the Godavari districts and it would be well received. Based on this research, the final concept was derived at. The center of the concept is “Connecting all ages of people” in one township to ensure “A complete life cycle” to enable evolution of our society.
Also while connecting all ages, the center of the connection point being the two ends of the string – “The Seniors”, who we call it as Golden Agers with 50+ years of experience on this earth and “The Juniors” – Ready to learn anything you are willing to teach. So in the master plan, both the “Golden Age homes for 50+” community and the “Nursery school” are placed in the middle of the township. The rest of the facilities and residences are placed around this center of the township position.
In the master plan, the residences are divided in four major individual gated communities for social and physical separation while keeping all of them in one township. Thus creating a “Joint Community”, a modern day “Joint Family”. Each community will have its own security and compound wall along with the parks for them.
The basic facilities such as School, Hospital, Culture house, Commercial space and corporate guest houses are placed at the entrance of the township so that the external to the township people as well as the township community could leverage them without disturbance to each other.
Why Rajahmundry and the specific Location
After all the research and analysis done by IMRB International and Cushman and Wakefield, USA, Rajahmundry was picked as the right location targeting both the Godavari districts i.e East and West. Reason being, Rajahmundry is centrally located for both the Godavari districts, as well as between Vijayawada and Visakhapatnam on NH5, golden quadrilateral road connecting Chennai to Kolkata. The most essential connectivity enablers are available in Rajahmundry such as Railway, Road with NH5, Air with an airport being upgraded for night landing at super fast pace, nearest to the Kakinada port for being a good trading hub, etc.
Also being the traditional economic hub of both Godavari districts is a major plus to the location. Most recent development being, Rajahmundry is transforming into an educational hub and a migration destination for all the surrounding village rich farming community is an added advantage.
After selecting, Rajahmundry as the ideal location, the challenge was to identify the right location for the project. The most essentials were nearest to the educational hub and on NH5 for easy connectivity and they both are rightly fit for the location chosen for “Vision Heights” – on NH5 with 1000 ft road facing for excellent entry and opposite to GIET college and in the midst of nannayya university, close to GSL medical college, etc make this as “The happening place” – the way the locals call it.
More importantly, the future also holds great for this location as the new bridge, being built by Gammon India Ltd, to connect Kovvur and NH5 directly will be landing just 1 km ahead of “Vision Heights”. The proposed bridge will be ready by 2011, by which time the Vision Heights will be going at full throttle.
Finally, the name “Vision Heights” picked due to the fact that this particular location is the highest peak in both Godavari Districts from sea level. This makes this location ideal as per Vaastu.
Product Mix
After blending the research data and the underlying concept along with the social and physical separation to ensure privacy for each segment, the following product mix is worked out.
1. Golden Age Homes for 50+
2. Elite Residences
3. Young and Middle Age Apartments
4. Young and Middle Age Villas
5. Guests
Facilities and Amenities
1. Life Style Chalukya “Culture House”
2. School
3. Multi Specialty Hospital
4. Commercial Space
5. Infrastructure and Life Style improvements
The Team
The team includes the most professional organizations in the industry with various skills required to design, plan, execute and deliver this project successfully with predictability.
Closing
In closing, this concept would fit the perfect model township for the upcoming projects in India, keeping in view the Indian culture and the historic evolution of the Indian societies.

Robot Vision $87.02 This book presents a coherent approach to the fast-moving field of computer vision, using a consistent notation based on a detailed understanding of the image formation process. It covers even the most recent research and will provide a useful and current reference for professionals working in the fields of machine vision, image processing, and pattern recognition. An outgrowth of the author`s course at MIT, Robot Vision presents a solid framework for understanding existing work and planning future research. Its coverage includes a great deal of material that is important to engineers applying machine vision methods in the real world. The chapters on binary image processing, for example, help explain and suggest how to improve the many commercial devices now available. And the material on photometric stereo and the extended Gaussian image points the way to what may be the next thrust in commercialization of the results in this area. Chapters in the first part of the book emphasize the development of simple symbolic descriptions from images, while the remaining chapters deal with methods that exploit these descriptions. The final chapter offers a detailed description of how to integrate a vision system into an overall robotics system, in this case one designed to pick parts out of a bin. The many exercises complement and extend the material in the text, and an extensive bibliography will serve as a useful guide to current research. Errata (164k PDF) |

Vision (Paperback) $26.4 David Marr`s posthumously published Vision (1982) influenced a generation of brain and cognitive scientists, inspiring many to enter the field. In Vision, Marr describes a general framework for understanding visual perception and touches on broader questions about how the brain and its functions can be studied and understood. Researchers from a range of brain and cognitive sciences have long valued Marr`s creativity, intellectual power, and ability to integrate insights and data from neuroscience, psychology, and computation. This MIT Press edition makes Marr`s influential work available to a new generation of students and scientists. In Marr`s framework, the process of vision constructs a set of representations, starting from a description of the input image and culminating with a description of three-dimensional objects in the surrounding environment. A central theme, and one that has had far-reaching influence in both neuroscience and cognitive science, is the notion of different levels of analysis—in Marr`s framework, the computational level, the algorithmic level, and the hardware implementation level. Now, thirty years later, the main problems that occupied Marr remain fundamental open problems in the study of perception. Vision provides inspiration for the continuing efforts to integrate knowledge from cognition and computation to understand vision and the brain. |

Vision and Art $21.87 Now in paperback, this groundbreaking study by Harvard neurobiologist Margaret Livingstone explores the inner workings of vision, demonstrating that how we see art depends ultimately on the cells in our eyes and our brains. In Vision and Art, Livingstone explains how great painters fool the brain: why Mona Lisa`s smile seems so mysterious, Monet`s Poppy Field appears to sway in the breeze, Mondrian`s Broadway Boogie Woogie blinks like the lights of Times Square, and Warhol`s Electric Chair pulses with current.Drawing on history and her own cutting- edge discoveries, Livingstone offers intriguing insights, from explanations of common optical illusions, to speculations on the correlation of learning disabilities with artistic skill. By skillfully bridging the space between science and art, Vision and Art will both arm artists and designers with new techniques that they can use in their own craft, and thrill any reader with an interest in the biology of human vision. |

Geography and Vision $23.91 Geography and Vision is a series of personal reflections by leading cultural geographer, Denis Cosgrove, on the complex connections between seeing, imagining and representing the world geographically. Ranging historically from the sixteenth century to the present day, the essays include reflections upon discovery and the role of imagination in giving it meaning; colonisation and sixteenth century gardening; the shaping of American landscapes; wilderness, imperial mappings and masculinity; urban cartography and utopian visions; conceptions of the Pacific; the cartography of John Ruskin; and the imaginative grip of the Equator. Extensively illustrated, this engaging work reveals the richness and complexity of the geographical imagination as expressed over the past five centuries. ‘A richly evocative set of meditations on landscape and vision by a master craftsman. The essay format – a much neglected literary form in contemporary human geography – suits Cosgrove to perfection as he sketches and speculates, provokes and probes. Across myriad times and spaces, he displays for us the kaleidoscope of meanings that we humans have attached to the terrestrial sphere. Each essay is a delightful creation fashioned by an artist whose eye is informed throughout by a profound geographical sensibility.’ — David Livingstone, OBE, Professor of Geography and Intellectual History, Queen’s University, Belfast |

Empathic Vision $26.72 This book analyzes contemporary visual art produced in the context of conflict and trauma from a range of countries, including Colombia, Northern Ireland, South Africa, and Australia. It focuses on what makes visual language unique, arguing that the “affective” quality of art contributes to a new understanding of the experience of trauma and loss. By extending the concept of empathy, it also demonstrates how we might, through art, make connections with people in different parts of the world whose experiences differ from our own.The book makes a distinct contribution to trauma studies, which has tended to concentrate on literary forms of expression. It also offers a sophisticated theoretical analysis of the operations of art, drawing on philosophers such as Gilles Deleuze, but setting this within a postcolonial framework.Empathic Vision will appeal to anyone interested in the role of culture in post-September 11 global politics. |

The Vision Thing $40.93 Contemporary politics goes on at a mythic level. This is the provocative argument put forward in this unique book which results from the collaboration of practising politicians, organisational and political consultants, scholars of mythology and culture, and Jungian analysts from several countries. The first part of the book focuses on leadership and vision, and features a reflection on myth and leadership by former U.S. Senator Bill Bradley. The second part deals with the way the theme of `the one and the many` works itself out in politics today. From the perspective of `the many`, there are chapters on factionalism, ethnic strife, genocide and multiculturalism. From the perspective of `the one`, there are chapters on the economic myth and gender politics showing how these bring coherence to today`s confused political scene, culminating in the suggestion that the modern political psyche is itself in the midst of a rite of passage. The relevance of the book to the practice and study of politics, mainstream and marginal, cannot be overemphasised and the book will provide stimulating reading for practitioners and students in these areas as well as for those engaged in psychological work such as therapy, counselling or analysis. |

The Power of Vision (Paperback) $13.32 In The Power of Vision, George Barna invites church leaders to discover the power of God’s vision for ministry. Readers will learn: how God has shared His vision throughout history, how vision is different than mission, common practices and beliefs that inhibit true vision, practical steps toward practicing God’s unique vision for them and ways to share and promote congregational ownership of the vision. Barna’s word to all Christian leaders: Uncovering God’s vision for your ministry is not an option. As Barna clearly states, “To minister authentically and authoritatively, you must first clarify your vision, then embrace it and make it the focus of your life’s work and the heartbeat of your church.” Vision is the insight God provides to instruct and direct our paths, a reflection of what God wants to accomplish through us in building His kingdom. With  this clear picture, from Him, of where you are headed, your chances of a successful journey are increased a thousandfold. |

Burning Vision $17.89 Marie Clements’s latest play sears a dramatic swath through the reactionary identity politics of race, gender and class, using the penetrating yellow-white light, the false sun of uranium and radium, derived from a coal black rock known as pitchblende, as a metaphor for the invisible, malignant evils everywhere poisoning our relationship to the earth and to each other.Burning Vision unmasks both the great lies of the imperialist power-elite (telling the miners they are digging for a substance to “cure cancer” while secretly using it to build the atomic bombs that devastated Hiroshima and Nagasaki); and the seemingly small rationalizations and accommodations people of all cultures construct to make their personal circumstances yield the greatest benefit to themselves for the least amount of effort or change on their part. It is also a scathing attack on the “public apology” as yet another mask, as a manipulative device, which always seeks to conceal the maintenance and furtherance of the self-interest of its wearer.Clements’s powerful visual sets and soundscapes contain curtains of flames which at times assume the bodies of a chorus passing its remote judgment, devoid of both pity and fear, on the action: a merciless indictment of the cross-cultural, buried worm of avarice and self-interest hidden within the terrorism of the push to “go with the times,” to accept the iconography of a reality defined, contextualized and illuminated by others.Marie Clements writes, or, perhaps more accurately, composes, with an urbane, incisive and sophisticated intellect deeply rooted in the particulars of her place, time and history.Cast of five women and 12 men. |

Merchants of Vision $21.45 Can good business also further the common good? To answer this question, James Liebig interviewed dozens of business women and men in 70 organizations from 14 countries. Working with the World Business Academy – an international network of progressive business leaders committed to using their business expertise to make a positive difference in the world – Liebig found executives, entrepreneurs, CEOs, and consultants who are "walking their talk" by integrating their ideals in the world of commerce. Recognizing business`s pervasive global influence, these business people have found ways to use that influence to affect positive change in people`s lives and meaningful growth in their businesses. In Merchants of Vision they share their beliefs, experiences, and creative actions. Representing a variety of business enterprises in the United States, Latin America, Europe, and Asia, the innovators profiled are people of action and integrity who sustain themselves with the creative friction between their idealism and their knowledge of the real world. "Though they have personally enjoyed the challenges of business and been successful by traditional standards", writes Liebig, "they recognize that the business system has often not adequately served nor rewarded others. They know as well that the natural world is suffering under the strains of resource depletion and environmental damage. These leaders have acknowledged that changes in the agendas of business are inevitable and necessary". The experiences of these pioneers – addressing issues of personal responsibility and product quality, expanding markets and shrinking natural resources, technological advancement and cultural preservation – revealways businesses must adapt to survive, thrive, innovate, and lead. |
